Most homeowners never think about what's happening beneath their feet. But a damp, musty crawl space doesn't stay contained - it affects your air quality, your floors, and even the structural integrity of your home over time. That's exactly the kind of problem we tackled at this Durham home.

Here's what we were working with: an exposed, unprotected crawl space that was pulling in ground moisture with nothing stopping it. Our team went in and installed a 20 mil vapor barrier across the entire floor and up the foundation walls, paired with an Insul-Barrier foundation blanket to handle the thermal side of things. The Insul-Barrier panels are spray-foamed directly to the brick foundation wall - no gaps, no shortcuts. That tight seal between the panel edges and the wall is something we're pretty particular about, because that's where moisture and air sneak through if the work isn't done carefully.

On top of the vapor barrier and foundation insulation, we hung an Aprilaire E70 crawl space dehumidifier from the floor joists. This unit is built specifically for crawl spaces - it runs automatically based on humidity levels and drains on its own, so the homeowner doesn't have to think about it. You can see it mounted up cleanly with the drain line already routed and ready to go. That kind of setup means long-term moisture control without any babysitting required.

The combination of a heavy-duty vapor barrier, insulated foundation walls, and a dedicated dehumidifier is what we consider a complete encapsulation system. Each piece has a job. The barrier blocks ground moisture. The Insul-Barrier cuts down on condensation and heat loss through the walls. And the Aprilaire keeps relative humidity in check so that nothing has a chance to build up over time. Skipping any one of those layers means the others are working harder than they should be.
